Exclusion is usually the best long-term method for coping with almost all types of raccoon damage.  The objective is to remove the raccoons and prevent them from returning so they choose to nest elsewhere.

Habitat Modification: Remove obvious sources of food or shelter around the premises.  This is usually not practical as a sole method of controlling damage but is highly effective when instituted in conjunction with exclusionary measures.

Repellents, Toxicants and Fumigants: Lethal means is almost always unnecessary and may be in violation of state law
