After seeing one of our trucks at his neighbors' property, this homeowner in Pine Bach, NJ contacted our office to encapsulate his crawl space. Before we inspected the crawl space, we knew there was an issue as the floor above the crawl space was cold to the touch. The cause of cold floors above the crawl space is airflow. Crawl spaces are not sealed off from the outside, and they are frequently under-insulated. In the wintertime, cold air from the outside enters the crawl space through vents and gaps in the structure. The crawl space insulation you have under the floor isn't enough to prevent the floor above from cooling down, and the colder temperatures force your heating system to work harder, costing you money! First, we removed all the contaminated insulation and debris, leveled the ground for proper draining, and installed a drainage matting. This material is a dimpled plastic mat material that allows all excess moisture to work its way over to the new sump pump that we installed. Next, we installed a vapor barrier which is a 20-mil 7-ply sandwich of high and low-density polyethylene that is treated with an antimicrobial finish that protects against mold and mildew growth. Afterward, we installed SilverGlo™ to the walls of the crawl space. SilverGlo™ is a waterproof foam insulation that seals the walls from outside moisture and humidity. Lastly, we installed a new commercial-grade dehumidifier that will control the humidity levels in the crawl space.
